Do I need permission to repair or replace a roof in an Edinburgh conservation area or on a listed building?

Often, yes. Large parts of Edinburgh — the New Town, Old Town, Stockbridge and more — sit within conservation areas, and many buildings are listed. Like-for-like repairs in natural slate are usually fine, but changing materials or appearance can need listed-building consent or conservation-area approval. We work to these rules every week, use sympathetic materials and detailing, and can advise on what (if anything) you'll need before we start.

What is a statutory notice / shared repair, and can you handle tenement roof work?

Edinburgh tenement roofs are typically 'common' property shared by every flat in the stair, so repairs are organised and paid for jointly. Where there's a safety risk the Council can issue works under shared-repair powers. We handle tenement and shared roofs constantly — including quoting for the whole stair, coordinating with neighbours and factors, and providing the documentation owners need to agree and split costs fairly.

What type of slate is used on traditional Edinburgh roofs?

Historically Scottish slate (often Ballachulish or West Highland). It's largely quarried out now, so we match with reclaimed Scottish slate where authenticity matters, or high-quality natural Spanish or Welsh slate that closely matches the colour, size and weathering. In conservation areas we'll always recommend the most sympathetic option.
